We love the modern house plan; we had an architect in NC customize it to our needs and ended up making a few changes to those plans while building the house. We’re very happy with the end result. We moved in December of 2023 and are still working on decorating the interior.

We modified the plan very little but did make the following adjustments: 1-laundry room nitch just inside left of rear entry door space was added to pantry making it a full size walkin. 2-Outside wall on right side of house moved out 2 ft making master bedroom 15x15 and increasing space for master bath 3-Master bath reworked using extra space to allow for more dressing area and closet space 4-Forward wall by front door moved out 2 ft and window size of front decreased. Made dining room area much easier to have wall and floor space for dining room furniture/table. 5- increased size of garage 2ft both in width and depth. 6-finished the bonus room over the garage area and made bathroom off bedroom 2 into Jack n Jill with entry from both rooms. Total heated/cooled square footage with adjustments now at 2450. Will send photos in separate file. We absolutely LOVE this home and the layout. The downstairs is perfect size for the 2 of us and the porches front and back are awesome. Upstairs can be closed off and only used when our family is visiting or grand kids staying with us!! We are half-way with our home build and so far the plans have worked out great! We live in the Northeast and the plans were for a house built in the South so some changes had to be made by our architect regarding snow-load, etc.. but it was not a big deal and all is going according to plan. I would definitely recommend The House Designers-great customer service as well!

I purchased this house plan for our personal home build in Idaho. I had never built a home before...it's not rocket science right?! With that said, I decided to have the plans reverse readable, and the house plans were detailed, easy to read and to put it bluntly, perfect. The County where we built required an engineer stamp prior to approval, and the plans made it through with a few callouts to have implemented. The House Designers works with quality architects and the floor plans will be something you and your builder will appreciate. (One recommendation: when the engineers get the plans, tell them that if they are going to require sheer wall bolts, to put a callout on them that says "In the vicinity of", or "evenly spaced along this wall". Reason behind this, your concrete contractor will put the sheer bolts exactly where the engineer says, unless there is a callout. Comes down to liability. In our case, the sheer bolts were put in a couple spots that required window size modifications.) I do not plan on building another home in my lifetime, but if I did, I would use The House Designers.

The building process took longer than expected but the final result is quite impressive. We built on a waterfront lot in Florida, only 15 minutes from one of the most highly sought after beach areas called 30A, which now has multimillion dollar properties being built on the Gulf of Mexico. The home is now completed and with its waterfront, west facing views of amazing sunsets, is being offered for sale. We modified the plan some, with cathedral ceilings in the main area of the family, dining and kitchen area (16’) and the master bedroom (14’) and captured the stunning water views with 10’ high sliding doors 12’ wide in the family room. The custom cabinetry and enlarged garage set in a courtyard fashion make the entrance to the home very eye appealing. The plans are detailed and complete. I wish there were interior photos. Also, I found out that the CAD program used for this plan is an expensive program to own. Many designers can’t manipulate the plans since they don’t use this program. We are breaking ground this spring.

We couldn't be more pleased with our Candlewood III house plans! It's taken longer than anticipated to break ground, but not because we weren't provided everything we needed. We were able to provide all of our contractors exactly what they needed to bid their portions of the build. We've never had any issues with their use of the plans. The plans are clear, concise and have covered every base we can think of!! All we have to do now is make a final decision on building the basement, but the plans are already included so once we make the decision.... it's GO time! Everyone who has seen the plans gets really excited about the design and can't wait for it to be built! We're building on heavily wooded acreage with a beautiful and peaceful view of a ravine where the deer love to roam. The views from the great room are going to be spectacular!

Since it is a lake house - we don't get to spend as much time there as we want to. In fact - we like it better than our "real" house!

Our experience with home designers.com was excellent. We finally got our home completed and love this plan. The home layout is perfect and we only made a few modifications. We put a vaulted ceiling in living/dining/kitchen which really opened the area and makes the rooms feel much bigger. We took the garden tub out of master bath and made the laundry a little larger to accommodate a sink. We love the large windows and the amount of light they allow.

It’s still the same house we just asked for a revised Master Bathroom and eliminated the front bedroom closet. These revisions were performed for under $500 additional cost. Right when I ordered my house plans I had to start chemotherapy treatments and I had breast surgery and then I had to have chemo treatments, which I had bad reactions to the chemo therapy, then I had to have radiation treatments and now I am on radation pills for the next 10 years. Although you have a non refundable policy, Amanda was able to get me a refund because I was not going to build my house. AMANDA did a wonderful job during this process in helping me.

We started the build or our lakehouse in May 2021 and moved in early Nov 2021. Our builder Currahee Home Builders was great to work with and couldn't be happier. We did make a few modifications that have turned out fantastic: Vaulted the great room ceiling, turned the office into a breakfast nook, turned the front guest bedroom into my office with barn doors into the foyer, expanded the master shower and turned the closet under the stairs by the pantry into a coffee bar. We built the house on a slab and is our retirement home and the layout has turned out to be excellent. Our kids when they visit have two nice bedrooms each with a full bath. We finished out the upstairs bonus room and the grandkids love it. Overall couldn't be more satisfied with the plans and our build. Thanks very much, Matt Toth

Our house was completed in early 2022 and overall, we love it! We made a few modifications and wish we made a few more. Here are a couple of suggestions which we think would improve the overall design: enlarge the closets in the master bath by taking room from the bath area; if you're not including the second floor, take some of the room on the first floor for a guest coat closet; it's impossible to include a door between the vanity area and the water closet/shower area in the guest bath; consider enclosing the back porch to make a screened porch; enlarge the width of the garage if you hope to get two cars in; and the left wall in the kitchen must be deepened to cabinet depth.

My wife and I spent weeks looking through all of the numerous blueprints on the site until we came across this one. Most of the ones we sat aside to come back to, we had a few changes we wanted to make to the layout. This was the only one we absolutely fell in love with immediately (so much that we completely got rid of our ‘come back to list’). We only changed one thing with the layout and it was the master bathroom. We bought 7 acres to build on and the ranch style house is a perfect fit for where we are building. I would 100% recommend this blueprint, and site to anyone beginning the building process. A side note, our expected build (without finishing the basement) is around 500k - which with todays prices, isn’t terrible.

My wife and I looked long and hard for a house design we both really liked and happened upon this one. The exterior of the home was beautiful and the interior layout amazing--more than we wanted though. After purchasing the prints, we paid one of The House Designers' modification teams to alter the plan and made it into a one story. Since we were building on a lake, we were able to utilize the basement as a walkout basement with a third bedroom. Converting the front office area into a guest bedroom, the screened porch into a great room with the family room, and added another closet to the master bedroom where the garage storage area was. We also extended the garage forward 8 feet. The house is going to be beautiful when done and is currently under construction with a completion date by the end of summer. Working with this company was easy. Working with their recommended architect for the changes was just as easy. Would be happy to share our changes with The HouseDesigners! Maybe they will make it an option!

This is an awesome plan! Our house was built on pilings on a hill with a beautiful view! We added a coffee bar in the hallway by the master bedroom. The bottom floor has 9-foot ceilings and the windows provide a beautiful view on three sides. The screened in porch is amazing! The Builder altered the roofline over the master bedroom closet to allow a larger closet but otherwise the plan is perfect as is!

We started our build with Pine Cone Trail house plan May 6, 2020 and moved in April 2, 2021. Getting the house plan was easy after purchase as we chose the pdf option. Our only issue was needing to have some modifications and that process was pretty slow and got us a little behind while we waited. We had to make a modification for property elevation with a side walkout. We love our new home. We chose this plan because of the in-law suite and the great layout. As a multi-generation household, the in-law suite makes this house perfect. We only made a few modifications but I think a couple of them were big ones to make for anyone considering this plan. We opened up the door to the hallway from the breakfast area to a six foot opening. I cannot imagine the flow through that area working well with a regular door opening. We also made the island one foot shorter to give more room to walk if people were sitting at the table. We dropped the ceilings everywhere except the great room to nine foot instead of ten feet, for cost savings (nine feet is really big enough). We made the dining room an office and reversed, what was listed as a coffee station for the great room, into a closet for the office. We removed the stairs to the upstairs as we did not want two stories. It gave us a beautiful opened hallway with iron spindle railings around the stairs to the basement. We took out the tub for the master bathroom and made a larger shower with a seat. We removed the side window of bedroom 2 and one of the small windows in bedroom 3 to allow for more wall space since they are fairly small bedrooms. (The kids are LOVING their own bathrooms.) With the basement being so large, we also added a utility garage downstairs for the mower, tools, and bikes; leaving the AMAZING three car garage for the cars. We screened in the back porch and have enjoyed our evenings in the country!

Easy to purchase. Easy set of plans to just hand to my builder for him to start. He was able to make the necessary small changes like making pocket doors in places where small doors were located or squaring off hallway angles, and even worked with the roofers to add a peak front porch. I would build this plan again for any one considering a small footprint home.

Our experience with The House Designers was a fabulous one! Customer service is A+ in all departments we dealt with! Representatives were always available to help us through the process of picking out and modifying the house plan for the Oak Lane #6243. Emails were prompt as were return phone calls. Once we decided on the modifications, the quick reply time time of the architect department was very appreciated. They understood my drawings and changes and made adjustments accordingly. My builder was able to use the plans that were sent and printed out with ease. We live in Tennessee and most everything was applicable to Tennessee codes even though the plans did not originate in Tennessee. We absolutely LOVE our new home. Customer service was excellent. Not done building house yet, but think we are gonna love it. The one piece of advice of would give to those that build this house is this: The roof truss package for what I call a smaller house is quite extensive. There are many twists and turns to putting the trusses together. However, the roof line and the twists and turns are what gives this house a tremendous curb appeal.

He also shrank the laundry closet and still gave us a demand water heater, small sink, and water softener in there by the washer/dryer. Only one problem with the plans- the window in the master bath goes halfway into the shower, so that had to be changed. REPLY/THE HOUSE DESIGNERS: Hello Kim, and thank you for your comments. The builder may not be reading the plans correctly. The windows are high windows (2)2020 and that is a walk-in shower. You enter the shower on the window side, so there is no conflict with the glass enclosure which stops 2’ short of the windows.

We love this house and moved in about a year ago. We were looking for something on one floor where the master bedroom was on the opposite side of the house from the other bedrooms. The fact that this plan included a covered front and back porch sold us on this plan. We did make several modifications: First, we flipped the plan due to our lot and driveway. We also made significant modifications to the garage/entry/laundry/master bath/master bedroom: we pushed the basement stairs back about 3-4' so the doors would not hit each other when going from basement to garage. We also changed the laundry room to a laundry closet and used the additional space to create a mudroom. This new space is so much more useful than a laundry room for us. This also changed the size/layout of the master bathroom so we made additional changes there. We also reconfigured the master closet so you don't have to go through the bathroom to get to the closet. We changed the kitchen to include a standard butcher block island instead of the corner counter. We added a pantry to the kitchen where the plan shows a door to the flex space (our kitchen no longer connects to the flex space since we use the flex space as an office). We also vaulted the ceiling in the great room instead of using tray ceilings. We also had a daylight basement, so our back covered porch extends to a large deck instead of a patio. This was not a cheap house, but we're very happy with it!!

House is 80% done and I'm doing the finishes. I loved everything about the house. I even did some little changes but the only thing I need that needs to be a little bigger is the master bathroom. I'm the homeowner and my own contractor. I raised the attic space when the framer had framed the first floor on top of master bath, bathroom and library and on top of garages. I basically added like 1,500 sf more of the regular sf and house looks exactly the same as it shows on plans.

I’d like to take the time to send a reflection on my recent purchase of one of your home plans. I have been looking to build a small home for about 5 years. After finding a beautiful property with neighbors who have similar values, I started looking for plans. It took a while to find something that reflects the style I want. Once I narrowed it down, ran it by my builder and got the go ahead to purchase online plans, I made the call. I was greeted by a knowledgeable and professional representative who immediately made me feel at ease. She talked me through all of my questions with kindness and patience. She gave good recommendations based on the information I provided and followed up with an email immediately. She promptly responded to an item I left out, and called the next day to verify she had received the modifications from a designer. When we noticed an error, she immediately started working on correcting it, again following up our conversation with an email. I thought the process would take days or even weeks. By the end of the day, she had contacted the plan architect personally and we were able to complete the purchase with the modifications needed. She was efficient, amiable and a complete pleasure to work with. I’d highly recommend Whitney to anyone calling with trepidation about purchasing online plans.

The House Designers made this such an easy experience! First, The House Designers website has a multitude of plans to choose from. If you can't find what you are looking for (or close to it) then it can't be found. From day one, Christine guided us through every step of the way. The communication was prompt and helpful. We also chose to make modifications to the plan and worked with an architect to so do (vaulted ceilings, larger doors, etc.). He was great to work with as well. Once again, great response time and they gave helpful suggestions on the design changes, including ones that would save us some money on the build and make a more open concept design in the basement. Nice efficient floor plan. We used the attic space for utilities and laundry which freed up the loft space for a real family room. The stair width and run is tighter than I like but in less than 1,400 square feet it makes sense. We built a modern single car detached garage next to it so the shed roofs compliment each other.

Finding the perfect plan was not too hard agreeing on the perfect plan with my wife was a bit harder. Our builder liked the floorplan and seems to think it will not have any trouble being approved. Our construction start date will be sometime in March as we prepare the build site. Until we start the foundation there will not be any other information I can give at this time.

We built this home with a walk out basement in South Carolina. We made a number of modifications. We turned the sunroom into conditioned space by opening the wall to the great room and also the wall to the dining area. We removed the bump out to the windows in the bedrooms to simplify the roof lines. We enlarged the guest bath and split the sink from the bath/toilet space to improve functionality for guests. We also added closet space over the stairs to the basement to gain additional storage for the master bedroom. We love the house, but would make a couple of changes. The laundry room is too small. The master bedroom closet is also too small. Making that wing of the home wider by 3 to 4 feet would resolve this issue and have the added benefit of more garage space for bikes and other items. All in all, this is a very good layout and yields a beautiful home. Well designed for personal living as well as entertaining.

We extended the stone across the front face that pic showed on each side of the garage doors up to and sides of the front door that we had also changed to a 3'-6" wide x 8' tall door. Used the same stone around fireplace and had the chimney stoned up off the roof. Changed the layout in master bath eliminating garden tub, moved toilet, enlarged walk in shower and laundry room with built in to hang up clothes over seat with storage space above. With all the web sites selling house floor plans available to buy from, most, if not all the other ones were not available to talk to customer service on Saturdays. Most people are off work on Saturday and have the time to research their plans only on weekends like myself. I was able to get my questions answered on Saturday. As a result, I went ahead and purchased my floor plans through thehousedesigners.com. because of their knowledge and availability.

We made some modifications to the original plans including adding two feet of depth to the kitchen, living room and back bedroom. We also added a half bath next to the living room adding around another foot in depth. We also removed the fireplace and increased the size of the living room window. We love the open floor plan and are very pleased with end results.

This was an entirely new experience for us. We are not home builders or even carpenters. We have never built a home before and didn't really know where to start. Once the land was purchased, really it started with the house plans and my wife found this website and plan design that she loved. From the beginning the sales rep assisted me in understanding the plan design and how the process worked. As we poured over the plans, we realized a few changes that would work better for our family and we were handed over to an engineer that went above and beyond in helping us get the plans just the way we wanted them. There was an additional charge for the modification, which was completely understandable. Once the now modified plans were finalized and stamped, we submitted to the county for permit and were on our way. We didn't have to work with the House Designers again after that, but we relied heavily on those plans throughout the process. They were the foundation we used and provided to all sub contractors and never had a problem working with them. I am very pleased with the plans, the price, and the service we received from the House Designers and I recommend them to anyone. It was a lot of work being my own contractor, but we recently moved into our new home and it really worked out and we are thrilled!

I had the best experience with House Designs. When we decided to build I looked on line and found The House Designers. Skeptical of dealing with a company on-line I called the number . They are courteous , understanding of my skepticism. I was told an architect would get in touch we me. Just as I was told I was contacted within 24 hours by Herb Shearer. Herb took a design we picked out and made all the changes we requested and the floor plan was breath taking. Loved it! I enjoyed dealing with him and his wife so much that when we decided 6 months later to make modifications to our plans before building ( Nothing wrong with the plans we just decided to downsize) I contacted The House Designers and requested Herb. This is the second plan we have purchased and we can’t praise House Designers enough. I had an inquiry on a Sunday and reached out to customer service online. The rep on the chat told me that Christine had been assisting us with this purchase and she would have her contact us on Monday as this was her off day. It was not 5 minutes & Christine sent me an email answering my request. Our general contractor is very pleased with the drawings and also with the bid plans. We have yet to break ground on this specific plan but these delays are due to county issues. First time building, absolutely no idea what to expect. After months of searching through plans on this and other sites, decided to focus the search on The House Designers. We sent several different modification requests on a few different plans, and ultimately purchased a plan different from the mod requests. The process online requires a zip code, but at the time (and as of writing this, still) did not know the actual zip code, as we were/are still looking for the best piece of land in the general vicinity of the city we will be in. I ended up emailing, and promptly got a call back to get it figured out. Through the whole process, worked with Erin, who also was the one to process the transaction over the phone. She is extremely pleasant/courteous/professional, both on email and by phone, and never once seemed exasperated with our many modification requests, including the fact that we ultimately decided not to modify through them (will have the local contractor modify). I highly recommend The House Designers for any plans.

I had some hesitation when thinking of purchasing a plan. I called and spoke with Tammy. She was extremely helpful and knowledgeable. She explained to me the different plan packages and what she thought would work best for my needs. I had decided on the Walton plan but needed to make some fairly extensive modifications. She then explained how that process worked along with the billing process and assured me I would be very well taken care of. I decided to trust her and purchase the plan. I was told someone would call me within two days to discuss the modifications. And within one day I was talking with Steve. I explained to him what changes I wanted and submitted a drawing of these as well. I received the modified plan within a week. I made a few more minor changes and within one more week had the final plans emailed to me. My credit card was charged exactly what I was told it would be charged and the process start to finish was faster than what I was told. One week quicker. And my builder has everything he needs to build my home. They don’t have to consult with anyone. Overall this was a great experience and I would recommend buying a plan from The House Designers. Friendly, efficient and professional. I decided to purchase my plans on blind faith that they would follow through on their promises and they delivered. Above and beyond.

Plans were excellent for building with 2 x 4s. If the code requires 2 x 6s, it changes the dimensions of the rooms, making them smaller than expected. I had to change a bedroom to an office because it was too small. Otherwise, I love the house. It's perfect. If I had to change one thing, I'd put a man-door in the garage, but that's it.

I was the contractor on the building of this home on my farm in rural Al. It took 11 months to construct as getting subs out to farm proved difficult. We built with a crawl space and added what features to the house that we wanted. There were minor mods to plans, windows and location of master BR closet. We found the plan valuable but not having mechanical's was challenging and allowed subs too much leeway. We added a covered back porch and emergency backup generator system. Hard wood floors, granite counters, custom stairs and brick molding around crawl space. The plan is beautiful and we are proud of the house.

My wife and I purchased the house design in early 2017 and made a number of revisions to the plan (roof pitch, increased square footage, raised ceiling height, added a window and removed fireplace). We worked closely with the architect to make these changes and were very satisfied with the final floor plans. We were able to get builder bids using the floorplans and selected a builder who worked directly off of the large scale copies that I printed out. The entire building project took approximately four and-a-half months to complete and we’ve been very happy with our guest house.

Service was fine. Costs were in line or slightly better than other websites I visited. However, I purchased the floor plan without asking to see a rear elevation. The roof lines on the back of the home were very complex and added more cost to the home than I had anticipated. My own fault for not checking, but a lessoned learned.

The folks at THD were very helpful to me when I purchased my home plans. Most of the contact I had with THD was through Christine and she was wonderful to work with. Very personable and willing to help me get whatever information I needed. The home plans I was looking at didn't have a rear view of what the finished home looked like, so Christine did some checking and was able to find a view from a house that was actually built from my plans and send it to me. This helped seal the deal for me. I needed the plan modified slightly in a couple of areas and she was able to hook me up with a 3rd party drafting company that handled my needs. Overall, no complaints. Everyone I talked with was very helpful and got me what I needed to move my project forward. Great service and very knowledgeable staff! I would recommend them to anyone wanting to pick their own design out, and then modify it to fit their "dream" project. We are absolutely blown away with the work Herb is doing for us! He is so personable and really cares that we get the EXACT home we want! I was so afraid I was going to have to have a 'nice' house and not my dream home, but Herb is making it happen! He is the BEST!!!!

The House Designers have the most unique house plans available. We had visited other sites and found basically the same plans on each site, but then found The House Designers and the plan that fit our needs. I called because I had a few questions, and Christine was delightful and quite helpful. I've spoken with her twice since then, and she has always been so very lovely and interested in our project. I'm so glad we chose The House Designers for the plans for our new home.
